Solar for Townhomes

The technical questions for a townhome are the same as any house. The ownership question is not. Before anything else, establish in writing whether you own the roof above your unit or whether the association does — because if the association owns it, you are not the decision-maker and no amount of good roof is going to change that.

Who owns the roof

Roof ownership is the whole question for a townhome or condo, and it is answered by your declaration and bylaws rather than by intuition.

In a fee-simple townhome you typically own the structure including the roof, and your position is close to a detached home. In a condominium-style arrangement the roof is frequently common element, owned collectively and maintained by the association, even when the unit below is yours.

What the HOA can and cannot do

Many states have solar access or solar rights laws that restrict an association’s ability to prohibit solar outright.

What those laws generally do not do is hand you the right to install on property you do not own. They limit unreasonable aesthetic restrictions on your own roof; they do not convert common element into private property.

So the sequence is: establish ownership, then check what your state’s solar access law says about the restrictions the association is applying. Solar access rights by state sets out where those laws exist.

The physical constraints of an attached home

Townhome roofs have a characteristic shape problem.

  • Narrow planes. A deep, narrow roof gives you a long thin rectangle, and panel layouts waste more of it than on a square plane.
  • Neighbouring shade. Attached and nearby units, often taller at one end of a row, cast shade your own property cannot fix.
  • Shared walls and party structures. Conduit routing and attachment points must respect them.
  • Roof penetrations near a shared boundary. Worth confirming in the governing documents as well as with the roofer.

Small systems cost more per watt

Permitting, the interconnection application, mobilising a crew and commissioning cost roughly the same whether the array is six panels or twenty-six.

Spread across fewer panels, those fixed costs raise the price per watt. A townhome system is not badly priced because someone is overcharging; it is smaller, and small systems carry their overhead less efficiently.

This is worth knowing before you compare your quote against a neighbour’s detached-home figure.

  • How much usable plane is there after the shade from next door?
  • Is the service panel serving my unit exclusively mine?
  • How does the cost per watt compare with a larger system, and why?

Can I install solar on my townhome?

If you own the roof above your unit, usually yes, subject to HOA architectural review. If the roof is common element owned by the association, you generally cannot install unilaterally. Check the declaration and bylaws first.

Can my HOA stop me installing solar?

Is solar worth it on a small townhome roof?
